Using Staging to Prepare Your Home For a Successful Sale

When you are getting ready to sell your home, there is a lot of stress and expense involved.  The last thing you want to do is invest more money into the home you are trying to leave.  You might want to spend a little money to stage your home, though.  Take the time to consider this option seriously; it may be well worth the effort. 

What is Staging?  Put simply, staging a home is fixing it up so that it will sell more quickly.  That seems like a very simple explanation but it’s actually a little trickier than that.  A good example of staging is model homes.  They “stage “the home so that it is easier for a home buyer to picture themselves living there. It is important to make it appealing to as many buyers as possible, so these companies use lots of neutral colors, updated looks and spacious furniture placement.  Home builders have used this technique for decades and there is an increasingly large market for professional home stagers, who will come into your home and stage it for a small fee.  Don’t despair, this doesn’t mean that you can’t do it yourself.

Start by walking around your house, inside and out. Try to look at it from someone else’s point of view.  Jot down any notes or thoughts you have to help you remember the little things. Here are some questions to ask yourself as you walk around.

Does my house have curb appeal?Does it look like it’s been well taken care of?Are there any obvious repairs it needs?When I enter the house, do I want to see more?Is my flooring dirty or worn?Do any of the rooms look cluttered?

For the home sale, you want to remove all your own personal style from your house.  This way anyone can picture themselves living there.  The rooms that sell a home are the kitchen, bathrooms and master bedroom, give them a luxurious feel. Painting can be both cost effective and dramatic.  Use neutral colors.  Only leave the furniture in each room that you need; if the room is an office, make sure there is a desk in there, for example.  If you have a lot of “stuff”, consider storing some of your things in a storage unit temporarily.  Invest in small items like towels for the bathroom, flowers for the table, etc.  If you live in a competitive market, you may want to bear in mind that there are also other expensive items that influence buyers: new flooring, tiling and kitchen appliances. 

These are just a few tips to get you started.  If you’re still confused, remember that there are a lot of resources out there.  Television stations like HGTV feature a few shows that explain and demonstrate the staging process from beginning to end.  This may be a good time to ask for an outsider’s point of view. Probably the best person to ask would be your real estate agent. Real estate agents can give you a professional, realistic idea of how much or how little your real estate market requires you to do.  It is easy to be intimidated by the instability of our nation’s economy.  Keep in mind; people still need homes to live in, if they fall in love with yours that will be the one they buy.  

Clean Your Floors Without Chemicals-And Save Money

It may sound like you won’t be able to really keep your house clean without using chemicals, but the truth is that you can have a pristine, well cared for, home without using any chemicals to keep them clean, without going through a lot of hard work, and you can save money in the long run doing it.

You’re probably fairly familiar with steam cleaning fabrics, but there are also hard surface steam cleaners that you can use on counters, bathroom surfaces, kitchen surfaces, and your floors-even hardwood. They have hand held portable units which you can use for counters and your floors (although you’d have to bend over to clean the floor with them, which I don’t recommend) and they also have steam mop products which look like a typical mop, but steam clean the floor.

With either type of product all you have to do is pour some water into it, wait briefly for the water to heat up, and then use. The steam mops usually have a microfiber pad on the bottom, which is really great for absorbing spills on the floor, picking things up between cracks in the floor, and getting up pet hairs–all the reasons floors can be hard to keep clean in the first place. The hot water thoroughly cleans the hard surfaces, but is still not abrasive (like chemicals usually are) and as long as you have a sealant on your hardwood is fine for use on all hard surfaces. Portable units even come with multiple attachments, like a squeegee for windows and mirrors.

When choosing a product you obviously want something that’s in your price range, it’s also good to find something that comes with multiple microfiber pads (these are reusable, you just throw them in the washing machine, but it’s nice to have a second one around if you plan on cleaning up a big house), how easy the unit will be to carry around your house, and how much water the unit can hold.

How to Appreciate a Stay at Home Mom

Why is it that some stay at home mothers feel somewhat “ashamed” when people ask them what you do for a living? Well I want to tell you that you have the greatest task in the world by raising the next generation in your children. To all of my stay at home mothers we appreciate you! My wife is a stay at home mom and she covers more ground than any cornerback in the NFL.

Respect what she does at home. She washes clothes, cooks, cleans and takes care of the kids etc… Her task is huge and she has to be creative with the kids and be a good steward of her time and money. Plus if she has a home business she has to tend to; my wife plays secretary (for now) with Never Again Ministries so her help to me is priceless. When you come home from work, you rarely have to do any house chores!

For the man of the house: You will have a new respect for her if you had to stay at home with the kids while she worked (although I feel that a man should be working somewhere or have his own business). Stats show that all of the work a woman does at home; she should be a millionaire with all of the different hats she has to wear. The responsibility is great; with raising children. Even when you kids become teen agers being at home is still important! When teens know that mom is home they are more likely to stay out of trouble. When I was in school as a teen all of my friends knew whose house to go over and do certain things (doing drugs, sex, amongst other things that I am not proud of).

When you have to work you are less likely to attend your child events or make teacher and parent conferences because you are too tired. When my wife was working, our house was somewhat chaotic because we both had to share the duties around the house and we rarely had time for each other. I also feel like I am appreciated more because I am the sole provider of my home. And for all of the men reading this: The sex is better because she isn’t tired all of the time! YAY!

Some women prefer to work than be a stay at home mom because you really have to do WORK and be creative and think. When you are in the workforce, you know your job like the back of your hand. At your job everything is predictable, but being at home there is a challenge every day.

This article is not against working moms; you do what you have to do. I feel that stay at home mothers are not celebrated enough. If she want to work, then don’t try to force it on her to stay at home it will only cause resentment. Some women that is all they saw growing up, mom working to keep the roof over their head so they feel “less of a woman” if they are not working (I think like some women think less of their kids).
